What is Lumen Hive?

Lumen Hive is a coworking space and virtual office service located in the heart of Osijek.
It’s designed for entrepreneurs, freelancers, startups, and companies who want a quiet, professional, and fully equipped workspace – without long-term commitments.

Where is the space located?

Our coworking and virtual office is located at Gundulićeva 5, Osijek (2nd floor), inside an office building owned by Lumen Spei, an IT company and the creator of the space.

What are the working hours?

The space is available Monday to Friday, from 8:00 AM to 5:00 PM.
Use outside of business hours or on weekends is possible with prior arrangement and an additional fee, which includes preparing building access keys.

What is a virtual office?

The virtual office allows you to register a company or branch at a Lumen Hive address and includes:

  • business address for official registers (REGOS and other public registries)
  • dedicated mailbox labeled with your company name
  • mail handling – receipt, scanning, and optional forwarding
  • receipt of received documents
  • contract review and signing in person upon arrival or remotely via email

How does receiving mail work?

  • We pick up mail daily.
  • We accept registered and courier shipments based on a power of attorney.
  • Mail is scanned and sent via email once a week.
  • Mail can be physically picked up or forwarded to the requested address at your own expense.

Can I register a company at your address?

Yes, this is an integral part of the virtual office package.
When the contract is signed, we create name plaques with your company name, which are placed at the building entrance and at the entrance to the workspace.

What does the coworking package include?

Coworking users get:

  • your won desk, chair, cupboard and drawer
  • monitor or laptop avaliable on request
  • access to Wi-Fi, kitchen, coffee, and water
  • entry card and a dedicated work unit in a shared room
  • TV screen avaliable in the workroom
  • air-conditioned space and natural light for comfort

Price: €150 + VAT / month

Is there physical access to the virtual office?

No. A virtual office does not include a workplace. If you also want to use the space physically, you need to choose one of our coworking options.

Are pets welcome?

Yes, provided they are supervised and do not disturb other users. The owner is responsible for the pet’s hygiene and behavior.

Are my things safe?

The space is secured with smart locks and individual access cards.
Please make sure to take your personal belongings with you, as we do not take responsibility for lost or unattended items.
The entrance and common areas are under video surveillance for your safety.

What does payment look like?

  • Virtual office: €50 + VAT per month
  • Coworking unit: €150 + VAT per month
  • Invoices are issued electronically on the last day of the month for the upcoming month.

How can I terminate the contract?

The contract can be cancelled at any time with 30 days’ notice, no explanation needed.
The entire process is handled via email.

Are there any additional legal requirements?

All services are defined in the contract signed upon activation.
Each contract includes:

  • GDPR clauses and consent forms
  • User responsibilities
  • House rules and code of conduct
  • Terms of use and cancellation policy
